Design-­‐Build Project Delivery Method

DEFINITION The term “Design-­‐Build”, is used to refer to the procurement process in which an owner of a project establishes a contractual relationship with a single entity for both design and construction services. The entity, or “designer-­‐builder”, is not only responsible for the construction phase but also the design of the project. The Design-­‐Build entity can be arranged in many ways depending on the agreements established between the owner and the Design-­‐Builder. For example, the design-­‐builder may be a single company or it may be a consortium or joint venture. Additionally, the design-­‐builder may or may not have its own design and construction internal division; instead, an engineering design firm may subcontract a contractor for the construction phase, or vice versa, a construction firm may subcontract the design work. (Rizzo, 1998) The following diagrams (Figure 1) represent the different ways this relationship can be accomplished according to what was explained above.
