1. Is this a good property for Laflin to acquire?

NPV
From Exhibit 4 the NPV is about $1.5 million. There initial investment is $400,000. Without included debt payments this appears attractive. However, the NPV should include the debt payments for a useful NPV. This reduces the NPV significantly. The investors double their money and the investment appears viable.

Comps
At a price of $18.80 per square foot ($1,500,000/80,000 square feet), the deal seems in line with recent sales in the area as seen in Exhibit 5.

Cash Flow
According to his financial model, the investment generates positive cash flow, excluding the initial investment, over the life of investment. This indicates further capital will not need to be raised for future expenses.

Replacement Costs
The reproduction cost of $2,037,762 is greater than the purchase price. This number is useful in indicating that it would be cheaper to purchase this property than to build a brand new facility.

2. What assumptions has Laflin made in creating his setup for Southpark IV? What changes, if any, would you make? What is your projected return for Southpark IV?

Assumptions

* Income and expenses will grow at 3% * He uses a 14% discount rate to calculate his NPV * Exit cap rate of 10% * The price associated with the sale will be 5% of the gross sales price * The $50,000 roof repair estimate is accurate * The tenants would honor their statement that they would extend their leases * 4% management fee * 5% vacancy * The property will be sold in the 10th year * Rehabilitation expenses of $15,000 * He uses rental rates from the previous rental rates that were somewhat higher

Changes

* I would increase the vacancy rate to be more conservative in his estimates and to be more in line with vacancy rate shown on the Houston rental data as well as the occupancy data for the competitor rentals. I would raise to 10%. * He should change his rental

The results of the analysis lend favourably towards accepting the investment project. First it is important to note that based on the after tax cost of borrowing and a risk premium of 3.75%, a discount rate of 8.89% was deemed appropriate for the project. The majority of the investment indicators used to value the project use discounted cash flows to determine the investment’s profitability. This technique allows for comparison amongst different investment opportunities available, as it provides the total return that is expected to be achieved over the project’s horizon in current dollar terms.…

The next part of the cash flow analysis deals with Net Present Value (NPV). Nucor and any company that seeks to project if an investment is worthwhile to pursue must understand if the cash flows are in excess of the cost of capital. There are several different assumptions that are given to understand NPV for this project. The excel sheet “CF analysis-thin slab” shows in detail that cash flows are delayed due to plant construction and start-up costs. When the negative and positive cash flows are calculated by the discount rate of 15% there appears a NPV of -$51.32. This shows that the project…

Now he is looking at getting the vacancy rate down from 28 percent to 15 percent. He is also looking at if he can do this and maximize revenue. Hal did lower the vacancy rate to 15 percent and the rental rate as well, and found out that it did not maximize revenue. With this, he seen that the rent would be $1050 it would fill 1700 out of the 2000 apartments and the revenue in a year would be 1.79 million.…

In the case of Worldwide Paper Company we performed calculations to decide whether they should accept a new project or not. We calculated their net income and their cash flows for this project (See Table 1.6 and 1.5). We computed WPC’s weighted average cost of capital as 9.87%. We then used the cash flows to calculate the company’s NPV. We first calculated the NPV by using the 15% discount rate; by using that number we calculated a negative NPV of $2,162,760. We determined that the discount rate of 15% was out dated and insufficient. To calculate a more accurate NPV for the project, we decided to use the rate of 9.87% that we computed. Using this number we got the NPV of $577,069. With the NPV of $577,069 our conclusion is to accept this project as long as everything stays as it currently is. We recommend that they evaluate themselves at least yearly as things may change from year to year.…

According to the case, Bernard’s value of original opportunity was $68.465K. Subtracted by the initial investment of $90K, the NPV was $21.535K. Thus, he planned to pass the opportunity. But his friends offered him alternatives which may generate positive outcomes to the project. With no options to either expand or buyout or both, if the viewer would be functional and website would be a winner, Bernard could make NPV= $366.44K by selling the business in six months. If the viewer were competitively functional in four months, but the website failed, Bernard would abandon the Web business and sell technology. He would add $25,000 of his money to turn the viewer into a shrink-wrapped software product. The selling price would be $450K and he would get a third of that. After being discounted to present, NPV would be $24.11K. He would have to sell the web business if the viewer was not functional and the website was successful. Bernard could get a third of the selling price of $300K which equaled $100K in six months. The NPV would be $1.29K. If both fail, eh would lose $90K in total. We’ve known…

Next we had to get the Net Present Value (NPV), which is the “sum of the present values of all expected cash flows (Horngren, Sundem, Stratton, Burgstahler, and Schatzberg, 2008),” of the before tax net cash inflow. We took the net income and multiplied it by the NPV factor, which is 6.6231. $560,000 * 6.6231 = $3,708,936. Then we compared it to the investment, of $3.3 million to see if it’s worth investing. This would be a good short-term and long term investment because it’s more than the initial investment.…
