Pan Pacific Sonargaon Hotel - an Introduction
INTRODUCTION

Established in 1981, Pan Pacific Sonargaon is one of the two oldest 5-star hotels in Bangladesh. Though it is owned by the government, the hotel is operated by the international hotel-management company that operates over 20 hotels in 11 countries in the Pacific Rim region, Pan Pacific Hotels and Resorts. Like the rest of the hotels managed by the Pan Pacific chain, Pan Pacific Sonargaon provides all the 5-star facilities, a spectacular environment and phenomenal hospitality.
Pan Pacific Sonargaon Hotel is located prominently at the centre of Dhaka, Bangladesh’s capital, near the busy turn of the SAARC foundation. Visiting dignitaries staying at the Hotel Sonargaon are facilitated due to the hotel’s close proximity to Motijheel Commercial Area, and Gulshan and Baridhara Diplomatic Zone. It is also close to the Parliament House and the Prime Minister’s Office.
Hotel Sonargaon is ideally located not only for boarders on official business but also for tourists, visiting Dhaka for some reprieve from their busy lives. Lalbagh Fort, Ahsan Manzil Palace Museum and places that reflect the history of Dhaka are easily accessible from the hotel. The Buriganga River, situated near the hotel, is also frequented by tourists. Bashundhara City, the largest mall in the country, is located quite near Pan Pacific Sonargaon and makes the shopping experience of the hotel’s boarders very invigorating. Tourists are able to hire tour guides available at the hotel to help explore the city more thoroughly.
Hotel Sonargaon is well equipped to make its guests’ stay memorable. It has a business centre complete with all the basic facilities found in a commercial office building. The first problem in the case is deciding what to do with the property. The owners have the option of selling the hotel or keeping it open for business. This problem is time sensitive because new competitors are entering the market rapidly. “Approximately 28 hotels were under construction and an additional 25 in permit stages for a total of 53 projects under development”. (Cornsun & Enz, p. 21). The Hillerman Hotel Executive Board will need to choose an option soon. The tool/concept that will be used to solve this problem is the hold and maintain strategy. The essence of this strategy is a good defense, which makes it harder for new firms to enter and for challengers to gain ground, lowers the probability of attack, lessens the intensity of attack, or diverts attack to less threatening arenas (Popescu, 2008, p. 4). The purpose of the hold and maintain strategy is to protect the company’s position in the industry by strengthening competencies.…

The five-year financial projection for Maxi Hotel under management by MI is presented in appendix F. Maxi hotel is scheduled to open in 2018 after completing construction and necessary business registration and application. Before a new Marriott property opens in 2021 (STR Global, 2016), the occupancy is estimated to grow 10% yearly but will experience a slowdown to 5% in 2022 due to increased room capacity along the riverside. At the same time, ADR is expected to increase between 250 THB to 400 THB each year partly from the dedication of 8% to 9% of the annual total revenue in hotel promotion. The net present value (NPV) deduced in table 21 is positive, around 1.2 million THB and the internal rate of return (IRR) is 2.22% higher than Thailand Bank’s interest rate of 1.5%. These imply a profitable project investment and future growth.…

So while, overall, there has been a greater recognition of the need to be ‘sustainable’, the difficulty often lies in achieving a consensus as to ‘what’ sustainability actually means, ‘who’ is responsible for it, ‘how’ it can be achieved and ‘when’ can they begin to see a tangible return on their efforts. These questions have led to various sustainability actions in organizations – ranging from ‘bolt-on’ activities that are un-coordinated, to transformational, integrated strategies that mean to redefine an organization’s corporate identity.…

The Manila Grand Opera House was built in the mid-19th century as the H.T. Hashim’s National Cycle Track, a circular wooden structure with a nipa roof. 1890, the name was changed to the Teatro Nacional (National Theater), where the Russian Circus and some American theater companies performed. The name was subsequently changed to the Manila Grand Opera House after an extensive expansion of the original theater and its conversion to an opera house in time for the visit of an Italian opera company in 1902, after the American takeover of the Philippines,[ and was used as the location of the inauguration of the members of the First Philippine Assembly on October 16, 1907.…
