CONTACT OF LEASE

TO WHOM IT MAY CONCERN: This contract of lease, made and entered into by and between legal age, Filipino, Single/widow/married, with residence at , herein after referred to as the LESSOR.
-and-

Of legal age, married, Filipino single/widow/married/ with residence at Philippine hereafter to as the LESSEE.

-WITNESSETH-

WHEREAS, the LESSOR are the registered owner of a building located at corner Gentica-Meliza St., Igbaras, Iloilo, Philippines. WHEREAS, the LESSOR is willing to lease the some unto the LESSEE, subject to the terms and conditions hereinafter specified. 1. That the monthly rental shall be P / month to be paid at the 5th day of every month.

2. That the term of this agreement shall be for a period of / year renewable upon mutual concept.

3. Upon signing of this contract, the LESSEE shall pay the LESSOR the sum of ( ) pesos representing TWO (2) MONTHS DEPOSIT and TWO (2) MONTHS ADVANCE RENTAL.

4. That the escalation shall be on the second year and every 2 years there on.

5. That all utilities and minor repair shall be for the account of the LESSEE;

6. That all permanent improvements introduce by the LESSEE, which will deface or destroy the building when removed, shall remain with leased premises without necessary compensation or refund to the LESSOR.

7. NOTICE OF TERMINATION OF LEASE CONTRACT. Termination of the lease contract upon valid grounds specially stated herein must be done by serving a notice to either party. In the event that the LESSEE desires not to renew the lease contract after the expiration of the contract, the LESSEE should notify at lease (3) three months before the expiry date; 8. Movable IMPROVEMENT: The Lessee may install air conditioning units, steel doors, equipment and lighted sinage (panaflex) and billboards within the leased premises without any additional charges.
