Home Maintenance
Problems with home maintenance can become harmful if not taken care of in a timely manner. The most cost-effective way to protect your home is with ongoing and preventive maintenance. Spending time and money now can help avoid costly repairs and improve your home’s ability to with stand natural hazards. Ongoing maintenance goes a long way toward avoiding costly repairs, improving energy efficiency, prolonging the life of major systems and appliances and preserving your home’s value. A regular schedule of seasonal maintenance is the best way to protect your home and stop the most common and costly problems, before they occur. Establishing a routine, you will find the work is easier to accomplish and not as time-consuming. There are simple solutions to keeping the maintenance on the house done. There are some things that can be done during the Spring and others during the Winter. This proposal will go over the problems that occur within a home and when to fix those problems. There will be inputs and outputs of data that will help in the process of taking care of the home maintenance.

Secondly, here are tasks that should be done in the Spring to ensure proper preventative upkeep of the home. In the Spring there are four items that should be completed which are: cleaning dryer vents and screens, cleaning exhaust fans and outlets, cleaning air condition coils and drain pans, and cleaning dehumidifier coils as well as checking for proper operation. Cooling system efficiency can be greatly reduced by dirty coils. Dirt and debris can strain the cooling system, forcing it to work harder than it needs to. This extra work can result in higher electricity bills. Cleaning the AC coils will allow them to do the job they are intended to do efficiently. Dehumidification is part of your air conditioning system. The moisture removed from the air is condensed into water, which is referred to as condensate. The condensate drain removes the water and carries it to the outside of the

Standards and Specifications (General)  All containers should be properly labeled and marked, and the labels must remain clean and visible.  All containers must be kept in good condition and tightly closed when not in use.  When practical, chemicals, fluids and supplies should be kept indoors.  If containers are stored outside, they must be covered and placed on spill platforms.  Keep storage areas clean and well organized.  Spill kits and drip pans must be kept near any liquid transfer areas, protected from rainfall.  Absorbent spill clean-up materials must be available in maintenance areas and shall be disposed of properly after use.  Place trash, dirt and other debris in the dumpster.  All refuse containers and dumpsters on campus should remain covered and not leaking.  Collect waste fluids in properly labeled containers and dispose of them properly.  Establish and maintain a recycling program by disposing papers, cans, bottles and trash in designated bins. IV. Standards and Specifications (Salt and Deicing Material Handling)  During loading and unloading of salt and de-icing materials, prevent and/or minimize spills.
