To whom it may concern:

I am writing to express my financial hardship and request for short sale on the above referenced property.

In 2008, my income was reduced due to lack of work. At the time, I had two homes with mortgages and due to the loss of income. I was faced with losing both homes to foreclosure as I could not financially handle the payments and upkeep on both properties. I was able to short sale my primary residence on xxxx Rolling Thunder Ave in Nevada which finally sold in January 2009.

This property on xxxx Littondale Street however was not as successful in trying to short sale. I had tenants in the property. The tenants were not able to pay the rent for months, and I had to evict them from the house. As a result the property was vandalized, and I was not able to re-rent the property for enough to cover the mortgage due to the housing and economic collapse. I also didn’t have the money to get the house repaired. For three years I tried to short sale this property, unfortunately, was unable to succeed. My previous realtor finally gave up on the file. Due to the property not being able to be rented, it has remained vacant and has been subject to further vandalism. The cost of repairs are unknown but believed to be substantial as there has been extensive damage done by vandals during the course of the three years.

I have made every attempt to do the right thing and seek short sale. I am now, once again making an attempt to short sale. I have not been able to maintain this property or the expenses with HOA and utilities and that has resulted in accruing liens. I really appreciate if you can review my case and request to approve my short sale. Thank you in advance for your time and consideration.
