2.0 DATA COLLECTION
As data on the demographic and the community of Fairfield are needed to be analyzed and discussed, a research and an observation were conducted.
2.1 Data collection methodology
2.1.1 Scarring research

Only the composition of notes, articles and graphs which emphasized on the relevant data regarding recommendations for Mr. George Salleh’s investment were analyzed and collected.
2.1.2 Observation
A trip to Fairfield shopping center was taken. The shops and the center’s architectures such as the footpaths, verandahs and pavements were photographed in order to make better judgment on the strengths and weaknesses of the shopping center. The photographs are included in Appendix 1.
2.1.2 Limitations
Some of the resources used to conduct the research were out of date. For example, the reference made in the Allan article contains old data such as Alberqueque & Chrystal (1989) which is 25 years back and no longer applicable. In addition, the time frame given to collect and analyze the data was short and so, the data may be insufficient to thoroughly represent the current community and condition of the shopping center.
2.2 ANALYSIS OF DATA
Data about the shopping center and its community was analyzed and compared with New Zealand’s averages to show how distinct Fairfield is from the country and to relevantly relate to the recommendations made.

    Redevelopment of urban centres have been a result of recent trends in retailing, Since the 1970s there has been a phenomenon known as decentralization occurring in relation to retail. Decentralization is ‘the movement of people and employment from large dominant centres to a more dispersed pattern of locations’, in result of this it introduced large shopping centres in the 1980’s, this has occurred through the increased car ownership and transport links which has made it easier to visit other places. In addition to this, trends in retailing has also adjusted as more families have a higher disposable income and have more leisure time to actually have day trips to out of town centres. However, as result of this, this has led to a decline in towns and local communities as Out of town shopping centres are becoming more attractive as they are more convenient as all shops are under one roof. A further, and more recent development is the advent of ‘e-commerce’ which has occurred since the late 1990s and boomed in the mid-2000s. This has allowed many stores to slash overheads by removing themselves from the high-street while developing a strong online presence. Instead of having stores, they now only need warehouse depots to store goods whilst they are sold online. An example of a town centre, which had to adjust to recent trends in retailing such as out of town shopping centre, is Touchwood, Birmingham as to when Merry Hill (out of town shopping centre) was built, it resulted in decline in the town centre. Merry Hill was built in 1984-89 providing a 2 levels of shopping with an average of 21 million customers each year, the result on surrounding areas included abandoned town centres, downturn in local trade and environment.
